
BOOKING CONDITIONS
Please
call our central office in Rome (Via Annia Regilla 06.7185795) to
receive confirmation and availability of the real estate you have
chosen . In order to complete the reservation process, we must first
verify that the apartment is available during the period you have
selected.
Payment:
Once the reservation has been accepted, a deposit must be made to
our account in order to reserve the property. This sum will be equivalent
to the amount of one months rent on the property chosen in accordance
with the law 1385 c.c. If during your stay a monthly payment becomes
delinquent, then according to the contract agreement, the contract
will no longer be valid and this sum will be forfeited to our agency
for financial damages.
Upon
your arrival, payment of the first months rent will be held as a
security deposit, and that will be returned to you after we have
verified, at the time of your departure that no damage was done
to the apartment and all rent has been paid in full .
An additional cost of euro 77,50 will be
charged for cleaning.
Cancellations:
The tenant may totally or partially cancel the reservation before
entering the apartment. If this is the case, the owner will direct
our agency to take the following actions:
50%
of the amount of one months rent will be retained if the cancellation
was made more than 30 days prior to the agreement date .
100%
of
the amount of one months rent will be retained, if the cancellation
was made less than 30days prior to the agreement date .
Anticipated
Departure: If the client for any reason whatsoever must
vacate the property before the end of the contract period, they
will not receive a refund of any kind.
Changes
in Agreement: Our agency without compensation and at
our discretion may substitute any real estate with the same characteristics
and quality if natural causes occur (natural disaster, no electric
or water) or others. At no fault of our agency the property chosen
may not be suitable for your stay
The
maximum number of people that may occupy the real estate property
may not be exceeded . Only at the time of the reservation may this
vary if there is sufficient space and beds to change the accommodations.
This change would also cause increased charges in the daily rental
cost of the apartment.
Check
in and Checkout: The hours for "check-in" are
5:00P.M. and11:A.M. for "check-out" on the days according
to the contract agreement.
The
tenant must advise us at least 24 hours in advance of their arrival
time in Rome, so that in case of flight delays, one of our agents
will be on hand to await your arrival. At that time you will be
given keys to the apartment and complete the last minute formalities.
If
there is a change of time in your arrival please notify us of this
change during our office hours If not we will not be able to make
the changes .
Administration
Costs: The prices listed on the
website DO NOT include our costs which at the time of the reservation
or at the time of the "check-in" will be included:
